What is a Real Estate Agent?
Any transaction carried out in the
real estate sector involves three types of people – a buyer who is willing to buy the property, a seller who will want to sell the property and an agent who will be willing to co-ordinate the deal. The real estate agent is a broker or matchmaker whose foremost responsibility is to find some potential buyers and sellers and ensuring that the deal between the two passes on as smoothly as possible. The agent is also required to follow this market, predict trends and to be as aware of the needs of individual buyers and sellers. The agent can either be part of a firm or work independently. Once a deal is properly completed, a part of the earning (commission) is given to the agent by the seller. Consequently, there is no fixed income for the real estate agent and the agent might also need to work around the clock – there are no fixed working hours either.
Real Estate Agents In India
As the real estate sector is booming in India, this market is able to offers many opportunities to several brokers that would like to try their luck. The presence of over 3 million
real estate agents has nevertheless left the market unorganized and unregulated – there is no standard code for brokerage, commissions, fees, licenses, ethics etc. Also with such a large number of brokers available, it isn’t always easy to find some trained professionals. Over 90% of these brokers are also known as part time professionals.
The India Institute of Real Estate
In order to synchronize the brokers operating in India and to facilitate them with modern practices and world-class standards, IIRE was set up in 2001. This non-profit organization provides training to both new aspirants and existing players. The group has a tie-up with National Association of Realtors® USA in order to provide world wide recognized certifications in India. It is also in the process of having similar certification programs from Certified Commercial Investment Manager (CCIM) and Institute of Real Estate Management (IREM). At the moment, this organization is offering two courses - International Certification Program (which is equivalent to GRI® of National Association of Realtors) and National Certification Program (which deals with practices and ethics of real estate). Although the courses are only available in Mumbai right now, they will soon be extended to cities such as Delhi and Bangalore, which are other major hubs of real estate agents. Over 200 people have already subscribed to these courses and the number is increasing as each day passes by.
Career As A Real Estate Agent In India
With so many brokers available, it is always important to stand out of the crowd in order to cement ones place within this sector. Despite the fact that the market might be unregulated in India, yet a license will provide some extra stability and safety towards the agent. It has also been observed that people possessing an MBA degree or a diploma/degree in design, development, and architecture might have a far more positive success ratio in this sector. Even going through online courses (such as those available on realtyu.com and californialicense.com) can assist a person in accomplishing success within this field. So even though the job profile might seem attractive, yet it is very difficult to retain a strong position in this field if one penetrates this sector without enough previous preparation.
